Your Cedar Home, Custom Built on Your Building Lot
The preparation of your building lot is the first step in the construction of a custom cedar home. This comprises laying out the driveway, transporting utilities like water and electricity to the building’s real location, laying out the septic field if necessary, and laying out drainage lines.

The foundations for your cedar home will be excavated next. This could be as simple as concrete footings or as complex as a foundation wall. A walk-out or conventional basement is frequently incorporated, and concrete floors are also built at this phase.
TIPS ON LOT SETBACKS
A setback is the distance which a structure must be set back from a street, road or water on a building lot.
“What are my construction lot size setbacks?” is one of the first questions to address before looking at home or building blueprints.
- As a general guideline, setbacks should be 5 feet on either side of the lot width line, and up to 50 feet if you are near water. This measurement, however, is not always accurate… It is best to double-check with your local government. It also varies from building lots that are shaped irregularly. This necessitates far more careful planning.
- When building in rural areas you also need to look into codes for wells and septic and how setbacks work with these factors.
- Most suburbs-built decades ago had narrow building lots with 5-to-15-foot setbacks between residences… Requirements in America have recently been lowered to allow new houses to be built closer to the street.
- Consider the overall size of the house in addition to setbacks… In most cases, the construction of your custom home cannot take up more than 35-40% of the whole landmass before infringements become an issue.
- If an existing structure is to be demolished, permits for rebuilding must first be obtained, considering current setbacks, and building size.
