However, this measurement\u00a0needs to be confirmed with your local authority.<\/p>\n<p style=\"padding-left: 90px;\">It also differs with lots that are irregular in shape,\u00a0which requires much more precise planning.<\/p>\n<p style=\"padding-left: 90px;\"><strong>2) <\/strong>When building in <strong>rural areas you also need to look\u00a0<\/strong><strong>into codes <\/strong>for wells and septic and how setbacks\u00a0work with these factors.<\/p>\n<p style=\"padding-left: 90px;\"><strong>3) <\/strong>Most <strong>suburbs planned before 1920 have narrow\u00a0<\/strong><strong>lots and setbacks of 5 to 15 feet between houses<\/strong>.\u00a0Recently, in North America requirements have\u00a0been lowered to allow new houses to be closer to\u00a0the street.<\/p>\n<p style=\"padding-left: 90px;\"><strong>4) <\/strong>In addition to setbacks, think of overall house size.\u00a0Generally, a <strong>structure cannot take up more than\u00a035-40 percent <\/strong>of the overall landmass before\u00a0infringements become an issue.<\/p>\n<p style=\"padding-left: 90px;\"><strong>5) <\/strong>If taking down an existing structure, <strong>permits first\u00a0<\/strong><strong>need to be obtained <\/strong>for rebuilding with current\u00a0setbacks and building size in mind.<\/p>\n<h2 style=\"padding-left: 90px; text-align: center;\"><span style=\"text-decoration: underline;\"><strong><a href=\"http:\/\/www.cedardesigns.com\/pdf\/TIPS-ON-LOT-SETBACKS.pdf\" target=\"_blank\">Download Tips Flyer<\/a><\/strong><\/span><\/h2>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>A setback is the distance which a structure must be set back from a street, road or water on a building lot.
